New 65-Acre Development at FM 156 & Future 407 Sparks Curiosity in Timberbrook Neighborhood
Excitement is building around the 65-acre plot recently purchased by VentureDFW at FM 156 and Future 407. The site, set for future growth with up to 10,000 new homes and commercial developments, is drawing attentionāespecially after a sign posted outside the Timberbrook neighborhood promised a "grocery center coming soon."
However, it's important to note that the city has not yet approved any grocery store plans. VentureDFW is advertising the property for its excellent traffic counts, with around 16,526 vehicles passing through FM 156 daily, positioning it as a prime location for development.

LOCAL HISTORY
The Republic of Texas: Early Settlements and the Legacy of William Smalling Peters
In 1835-36, Texas was in the midst of a revolution, fighting for its independence from Mexico. On April 21, 1836, Texas won its freedom at the Battle of San Jacinto.
By 1841, the Republic of Texas began the process of colonizing its land. To encourage settlement, they offered free land: 640 acres for married couples and 320 acres for single men. One of the key figures in this colonization was William Smalling Peters, an English land investor. Peters gathered funds from investors in London and, with the help of his son-in-law Samuel Browning, signed a contract with the Republic to settle 200 families within three years.
Peter's Colony was located along the Red River, starting at the mouth of Big Mineral Creek, stretching 60 miles south, 22 miles west, and then back to the Red River. Over the next few years, W.S. Peters would sign three more contracts for additional land to settle more families.
The settlers in Peter's Colony primarily came from Kentucky, Missouri, Tennessee, and Arkansas. To create communities, families would settle close to one another. Four or five families would live near each other and, in time, were expected to name their settlement. While some settlement names have been lost to historyāsuch as Bridges and Holfordāothers, like Pilot Point and Elm, still exist today.
Henry Oliver Hedgcoxe played a crucial role in attracting middle-class English settlers to what is now North Texas. His influence is still felt today as many local waterways were named after his family, including Trail, Elizabeth, and Oliver. Stay tuned for more on Hedgcoxe in future journals!
